Andrew L. Wattula serves as Chief Operating Officer at Hudson Pacific Properties REIT Inc., a leading owner, operator, and developer of high-quality office and media studio properties in key West Coast gateway markets. In this role, he oversees the company's asset management, leasing, property management, construction, and tenant improvement operations across its premier portfolio, including iconic studio campuses like Sunset Gower, Cahuenga, and Bayside, as well as Class A office assets in Los Angeles, San Francisco, Seattle, and Vancouver. With over two decades of experience in commercial real estate, Wattula plays a pivotal role in driving operational excellence, optimizing asset performance, and executing strategic initiatives that enhance shareholder value. Wattula joined Hudson Pacific in 2012 as Vice President of Asset Management and rapidly advanced through senior leadership positions, including Senior Vice President and Executive Vice President, before assuming the COO role in 2021. Prior to Hudson Pacific, he spent five years at Brookfield Properties as Director of Leasing, where he managed high-profile office portfolios in downtown Los Angeles and executed transformative lease transactions. His earlier career included roles at Cadim (a Brookfield affiliate) and GE Capital Real Estate, honing his expertise in acquisitions, dispositions, and portfolio optimization. Under Wattula's leadership, Hudson Pacific has achieved significant milestones, including the successful expansion of its studio platform to support evolving media production needs amid the rise of streaming content, record-low vacancy rates in key office assets, and the delivery of major redevelopment projects like the adaptive reuse of historic office towers into creative workspaces. His strategic oversight has been instrumental in navigating market challenges, fostering tenant relationships with blue-chip occupiers such as Netflix, Amazon, and major tech firms, and positioning the company for sustained growth in dynamic urban markets.
